CONTRACT VALUE AND PAYMENTS
Upon signing this tourism rental contract, after checking and agreeing to it, the guest must deliver this document to the manager proceeding with the payment of the reservation.
The reservation price (US$600,00), will not be refunded in case of cancellation or withdrawal.
The final payment referring to the remainder (total value - reservation value = remainder) must be paid with a maximum limit of thirty-one (31) days before the date of arrival at the leased property.
Made the total payment of the tourist lease, after the settlement, will be forwarded by the manager to the guest, through electronic mail (e-mail) all the instructions regarding the lease, as well as entering the property (voucher) up to 7 days before check-in.
No reservation is effective until the total tourist rental is received (Reservation + Final Payment = Total Payment).
For the payments described above, the manager will provide a link where the customer can choose to pay via credit card or bank transfer.


THE OCCUPANCY LIMIT
It is established in the ads the limit of people allowed during the tourist rental, whose quantity must be respected by the guest.
Any false information regarding the number of people in the house, during the rental, in order to cover up the maximum number of people, after the verification, the guest, informed of the occurrence, may be subject to immediate eviction, without refund.


INVOICE ISSUE INFORMATION
Under Florida State Law, STOREY VACATION HOMES collects personal information in order to issue a bill to cover any incident, without limitation.
Incidents are all those damages that occur during the stay of the guest (tenant). By way of example, we have as the most frequent damages the breakdowns with unauthorized heating of the pool, breakage of objects, stains on the carpet and sheets, accumulation of garbage, among others that remain found in the inspection at the time of delivery of the property.

Contract information will be archived for a period of up to 30 days after the guest/tenant's departure, free of charge, EXCEPT, as a condition of repairing any damage or expense incurred during the guest's stay and the term of this contract.


CHECK-IN E CHECK-OUT
Check-in:
Check-in will be on the established start date (arrival date), starting at 4:00PM (time at the property's location, City of Orlando, State of Florida, USA).
It is strictly forbidden to advance the check-in time before the established check-in time (local time of the property, city of Orlando, State of Florida, in the USA).
Violation will be grounds for police action for immediate expulsion and a fine of US$350.00 or the amount equal to one day, depending on each administrator.
After check-in, if the guest notices any damage/irregularity upon arrival at the house, he/she must notify STOREY VACATION HOMES in writing, via e-mail, within 24 hours.
During the stay no furniture is allowed to be moved from its place (including, preferably, beds).
Early departure refunds are not permitted.

Check-out:
Check-out will be on the established date of the end of the tourist rental (departure date) by 10:00AM (time at the property's location, City of Orlando, State of Florida, USA).
The guest will have to vacate the rental house by 10:00AM on the day of departure, as there may be another guest checking in on the same day at 4:00PM, the exact time for cleaning the property.
It is strictly forbidden to exceed the established departure time on the departure date (time in the property's location, city of Orlando, State of Florida, in the USA).
Violation will be grounds for police action for immediate expulsion and a fine of US$350.00 or the amount equal to one day, depending on each administrator.
At check-out, if any furniture is found out of its place, a fine will be charged.


RULES OF USE OF THE PROPERTY/RENTAL POLICY
The manager informs the guest of the policy for the use of the property during the rental:

Cleaning: The property will be inspected and cleaned after departure, and the rental fee includes laundry service for towels and linens.
The Guest is required to leave the property in the same general condition as received, making sure that the dishes used (plates, glasses, cutlery and the like) are washed or properly packed in the house dishwasher.
The house must be delivered ready to be vacuumed and cleaned.

Excessive garbage/boxes: The guest must respect the information provided in the house about the day/time of garbage collection, and must deposit it at the collection point of the specific Condominium.
If there are excessive amounts of trash bags (including shopping bags and boxes) at the door or inside the house, up to US$200 will be charged for removal.

Repairs and Maintenance: Repair and maintenance problems must be reported to the Property Owner's Manager or Administrator within 24 hours of occupancy or occurrence. If the repair and maintenance communication is not made within the established period (24 hours), the Guest will be held responsible for all damages or repairs.
Repair and maintenance requests will be answered as soon as possible.
There will be no discounts or refunds issued to the guest for any reason, as requests will be responded to immediately to ensure the property is maintained at the highest standards.
The Manager will not be responsible for any unauthorized expenses incurred by the guest or his guests.
It is clarified that unnecessary costs or unauthorized services will be charged as a cost, excess damage, to the credit card on file or deducted from the deposit.

The following maintenance responsibilities are established:
a- House administrator: Electricity, water, sewage, local telephone service, basic cable TV, and initial supplies (toilet paper, soap, detergent, and garbage bags). ONLY FOR THE DAY OF ARRIVAL.
b- Guest: long distance phone calls, extra cleaning fee (if guest leaves property dirty or damaged as above).

If any of the above charges are incurred, an excess damage cost will be charged via bank slip or deducted from the deposit on file within 30 days of the departure date, pending final invoices and Manager Complaint Notes.

All rentals are for families and responsible adults only: School, college, civic, and chaperone groups are not permitted.
Violation will be grounds for immediate expulsion.
The Guest acknowledges the prohibition of possession and use of any controlled substances, illegal firearms, or dangerous items under the claim of ownership.

Use of bathrooms:
Hot tub:
The guest acknowledges and is aware, that the hot tub can be dangerous and slippery, and can cause injury by careless acts.

Toilets: it is forbidden to throw anything into the toilet bowls other than toilet paper (including paper towels).
Plungers are provided, but if a plumber is needed, the guest will be charged.

AIR-CONDITIONING: The guest should keep all doors and windows closed if the air-conditioning is in operation.
Regarding the use of the air-conditioner, the unit can NOT be set too low as it can freeze and break and the guest will be held responsible and charged for the repair.

Pets: Pets are not allowed on the property.
If pets are allowed by the owner of the property, the manager, STOREY VACATION HOMES, will issue an express document containing all the rules and the consent of the pet's stay, clarifying that a final cleaning fee will be charged for complete cleaning.
The cleaning fee does not cover damage that can be caused by the animal such as scratch marks on doorposts, walls, and doors, tears or holes in the sofa, carpets, rugs, or curtains, among other damages.

Smoking: Smoking is prohibited inside the property; only smoking is allowed outside the house. Evidence of smoking inside the property will result in immediate eviction and forfeiture of all fees paid, and will result in additional cleaning fee to the Guest as excess cost and damage that will be charged to the invoice or security deposit on file. Violation will incur a fee of $350 per day.

Noise Regulations: The manager scientific the guest that the rental property is located in a neighborhood that has a "noise ordinance" in effect after dark.
The guest, occupants and eventual visitors agree to respect the "Noise Regulations", always using common sense and keeping the volume at a low level after dark.

Purchases over the Internet: The manager, "STOREY VACATION HOMES", is not responsible, under any circumstances, for any problems concerning purchases made over the Internet, on any North American Site for delivery to the rental house or the condo/club house management office.

Prohibited Vehicles: Generators, refrigeration trucks, commercial vehicles, and trailers are strictly prohibited from parking or placing on any of our rental properties, vacant lots, or any common grounds.

Falsified Reservations: Any reservation obtained under false pretenses will be subject to forfeiture of the reservation deposit and final balance, if paid, and no check-in will be permitted and/or will be subject to immediate eviction with forfeiture of all monies paid.

Invasion of property: It is strictly forbidden to enter any house, other than the contracted one, even in the external part - pool area.


CANCELLATION, DAMAGES, LIABILITY AND DESTRUCTION
Cancellations:
If, for any reason, the guest communicates that he/she does not want to continue with the rental, the advance notice already established in the contract will be observed, as follows:

- Notice given more than thirty-one (31) days prior to the date of arrival, the guest will receive a refund of the amounts paid, retaining, as a cancellation fee, US$600,00 of the total value of this contract.
- Notice of cancellation made thirty-one (31) days or less in advance will revert to the property owner, as under this lease cancellation is not allowed within 31 days of the guest's arrival date.

In this case, all amounts paid (Reservation Deposit and Final Payment) will be forfeited.
It is hereby agreed that failure to pay the Final Payment in a timely manner, within the time frame already established in this contract, will be considered cancellation, resulting in the total loss of the amounts already deposited.

Repair of damage and missing items: Damage repair is required for all reservations.
There are two modalities for repairing damages and missing items: (i) the manager will retain personal information for the issuance of a bank slip or (ii) . the guest will provide security deposit.
